Fire Alarm Servicing
Fire Alarm Servicing
One of the most common failings on a fire-risk assessment for UK businesses is the lack of a maintenance / service contract for the fire alarm.
It is true that the decision to install a fire alarm is that of the ‘Responsible Person’ following the results of a fire-risk assessment however once the decision to install a system has been taken then ongoing maintenance is a legal requirement.
BS5839 requires a minimum of two six-monthly service visits in more challenging systems (e.g. very large or fitted in a hostile, dirty environment) then additional service visits may be required. What is clear is that just one visit per anum is not acceptable.
Maintenance too requires certification – that is not just an engineer’s docket but rather a BS5359:part1:2017 certificate of maintenance. Many businesses plod on with either no servicing or perhaps insufficient or non-compliant servicing. These situations often only come home to roost when either the business is chosen for a fire officer’s inspection or they have a fire. Ultimately should legal action be taken it is ‘The Responsible Person’ who will be accountable – This is not the head of health and safety or the fire marshall but the business owner. It is clear therefore that an annual service routine is imperative for commercial fire-alarm systems.
